What is it?

Purchasing a property can be a long and complicated process so you want to have the peace of mind when it comes to Termites, Borer and Wood Decay Fungi. Our Pre-Purchase Timber Pest Inspection covers all these pests.

Timber Pest Inspections are a vital part of the purchasing process as they provide valuable information not only on the activity of timber pests in the home, but also any conditions around the home that make it conducive to a termite attack in the future. Such issues could be drainage, ventilation, and construction issues.

Unfortunately, we currently do not offer any building inspection reports (We can only do Timber Pest Inspections) but if you click here, this will take you to the Victorian Building Authority where you can search for a relevant building inspector.

Gippsland Pest Management encourages all clients to engage two service providers for these inspections as this means two professionals are examining the property for you, offering different perspectives and expertise.

Cost of an Inspection

The cost of a Timber Pest Inspection is $350 inc GST. This includes

  • A Termite qualified technician onsite to do a thorough inspection of the property, including any additional shedding or granny flats as well as any at risk trees or stumps that you are concerned about
  • A detailed report with the technician’s findings and any suggestions for the property
  • Photographs of any at risk areas or issues onsite

What we do on-site

Our technician will do a thorough inspection on areas of the house including, but not limited to

  • Roof Void
  • Subfloor (If Applicable)
  • Interior of the home, including skirting boards, windows, and door frames
  • Exterior of the home, including architraves, decking, fences, garden beds and any - suspect trees and stumps
  • Outbuildings including shedding, garages, granny flats etc

A Timber Pest Inspection can take anywhere from 1 hour to 3 hours to complete. If you are onsite at the time of the inspection, the technician will run through his findings with you. If you are not onsite, our inspector will call you directly and run through their key findings over the phone. Our Team will then put together a report and send it through to you, as well as any relevant photographs.

What equipment do we use onsite?

Termatrac T3i – The Termatrac T3i is a movement detection device. The Radar technology in this device penetrates through walls without needing to drill the wall, this makes it perfect as an inspection tool as it offers a non-invasive way to detect termite movement. FLIR Thermal Imaging Camera – Our FLIR Thermal Imaging camera is another great non-invasive inspection tool this device allows our Team to detect hot spots in a wall or hidden deficiencies. Moisture Metre – Our Moisture Meter is another great tool to support a non-invasive inspection, this device allows our Team to detect moisture in a wall. Termites usually feed on soft or rotting wood and they are seeking moist spaces. This tool can help our Team highlight areas of the home they may attract termite activity in the future. Timber Inspection Tool – The timber inspection tool is used to tap timbers and produces a change in tone when damage or anomalies are present. This tool is typically known as a Donger it can also be referred to as a timber sounder, Tapper, Knocker, or probe. For more information on Timber Inspection Tools, contact us.

Limitations of Inspection

THIS IS A VISUAL INSPECTION ONLY – This means that we cannot remove or move objects onsite, such as floor and wall coverings, ceilings, furniture, appliances, foliage, or personal possessions. Our technicians do their best but if there are areas that are concealed or obstructed, it will make it difficult for the technician to inspect those areas.

We cannot guarantee that there is not any activity and/or damage in areas that are concealed or obstructed, nor can we guarantee that any future infestation of timber pests will not occur or be found. Our technicians can provide you with a quote for a Termite Management System at the same time, so you can get an idea on how much implementing a Termite Management System will cost.

Why do you need a Pre-Purchase Pest Inspection Report?

It is essential that you get a Pre-Purchase Pest Inspection Report before purchasing a property as a lot of the time you may not see anything wrong until a thorough inspection is completed. A termite treatment can vary from $1000 up to $5000 so you need to know if there are any issues beforehand, so you are not surprised once you take ownership.

What to do if Timber Pest Activity and/or Damage is found on the property

If our technician finds any activity and/or damage to the property from Timber Pests, we will be able to provide you with a Termite quote as well as suggestions on what to do next. This may include doing a full invasive inspection once you have taken possession of the property to find out the extent of the infestation and/or damage. We will include all details and suggestions for the property on the inspection report.

We would also recommend implementing a Termite Management System once you have gained possession of the property, regardless of if any infestation and/or damage is located. This will help prevent any future infestations of Termites at the property.
