At Gippsland Pest Management, We specialise in end of lease treatments to ensure you meet your rental agreement requirements, particularly if pets have been on the property. Our service targets fleas effectively, treating carpets, floors, and other areas deemed necessary and safe by our technician

Our End of Lease treatment is $300 inc GST and includes a 3-month aftercare program. If the new tenants report any flea activity within 3 months of the original treatment, we will investigate and, if necessary, carry out a follow-up treatment at no additional cost.

About Fleas

Fleas are small, blood-feeding parasitic insects that rely on animal hosts such as dogs and cats. While adult fleas live on pets, the majority of their life cycle—up to 95%—occurs off the animal in the surrounding environment.

The flea life cycle consists of four stages:

  1. Egg – Adult fleas lay eggs on the host, which quickly fall into carpets, floorboards, pet bedding, and outdoor areas.
  2. Larva – The eggs hatch into larvae that burrow into carpets and cracks in floors, feeding on organic debris.
  3. Pupa – Larvae spin protective cocoons where they develop into adult fleas. Fleas in this stage can remain dormant for weeks or even months, waiting for the right conditions—such as vibration or warmth—to emerge.
  4. Adult – Once emerged, adult fleas jump onto a new host to feed and begin the cycle again.

Even if your pets are treated before vacating the property, flea eggs, larvae, or pupae may remain behind. These immature stages are not affected by most on-animal treatments and can continue to develop in the environment long after you've left.

Without professional treatment, fleas may emerge after new tenants move in, leading to infestations, complaints, and potential bond disputes.

How Our End of Lease Treatment Works?

Our End of Lease Flea Treatment is designed as a preventative measure, not for the treatment of active infestations. It is typically required by property managers or real estate agents when tenants are vacating a property where pets have resided, regardless of whether fleas have been observed.

Here’s what the service involves:

  • A qualified technician will carry out a targeted application to all internal floor areas, including carpeted rooms, floorboards, skirting boards, and known pet resting zones. This is done using a combination of insect growth regulators (IGRs) and residual insecticides. The IGR prevents any remaining flea eggs or larvae from developing into adults, while the residual component ensures extended protection against newly emerging fleas.
  • If required, the technician can also treat external areas where pets may have spent time—such as verandas, kennels, shaded garden spots, or outdoor furniture—as these are common zones for flea eggs to settle unnoticed.
  • The treatment is designed to break the flea life cycle and prevent a potential infestation from occurring after you’ve vacated the property. It is not intended for use where fleas are currently active or where bites are being experienced, in which case a more intensive treatment may be necessary.
  • On completion of the treatment, you’ll be provided with a treatment invoice, which can be handed to your property manager or real estate agent to confirm the service has been completed in line with rental requirements.

Please note: for maximum effectiveness, this service must be completed after all other cleaning (including carpet steam cleaning) has been done and as close as possible to when the keys are returned. Once the treatment has begun, no one should re-enter the property for at least 4 hours, allowing the product to settle and activate properly.

Fleas can be reintroduced into the property after treatment. As this is not an active infestation treatment, we cannot guarantee against future activity if new fleas are brought in.

Will this guarantee no fleas for the next tenant?

No, this is a preventative treatment only. It does not guarantee a completely flea-free environment, as fleas can be introduced again through pets or belongings.

Can I mop or clean floors after treatment?

You can mop if needed, however we recommend avoiding skirting boards and edges where treatment has been applied, as this may reduce effectiveness.

Do I need to vacuum after treatment?

No, we recommend not vacuuming after the treatment. Vacuuming can remove the product and reduce its effectiveness.

Is this safe for children and pets after re-entry?

Yes. Once the treatment has dried, it is safe for all people and pets to return to the property.

When is it safe to re-enter?

It is safe to re-enter the property after the 4-hour vacate period has passed.

How long should I stay out of the property after treatment?

A 4-hour vacate period is required for all people and pets. This allows the treatment to dry and settle properly.

What happens if the new tenants move in and their pets have fleas? Will the real estate come back so soon after a treatment?

The treatment includes a 3-month aftercare period. However, if fleas are introduced by new tenants or their pets after you have vacated, responsibility would fall to them, not you.

Can I use the invoice as proof of treatment?

Yes, your invoice is sufficient proof of treatment and is generally accepted by real estate agents and property managers. No additional report is required.

Will this leave dirty marks?

No. Our technicians take care to apply treatments neatly and professionally. The products used are designed to be applied without leaving visible residue or marks on surfaces.

Why does this need to be done if my pets don’t have fleas?

This is a standard requirement in most rental agreements if pets have been kept at the property, regardless of whether fleas are visible. It is a preventative measure to ensure no dormant eggs or larvae are left behind for the next tenant.

Why does this need to be done after the cleaning is done?

If the treatment is completed before cleaning, the cleaners will remove or disturb the product through vacuuming, mopping, and wiping surfaces. To ensure the treatment remains effective and meets real estate requirements, it should always be completed as the final step before handing back the keys.
